How the practice works
13+ years refining an analytic practice: research-led briefs, clear trade-offs, and a partnership for your real estate journey. Scope follows the client brief — home or business space — without diluting the method into a generalist pitch. Regulated figures are discussed carefully and sourced; this site does not auto-compute stamp duty, ABSD, LTV, or affordability.
Working principles
What you can expect
- Open with a brief, not a listing pack
- Analysis and scenarios before tours
- Shortlist only what survives the numbers
- Written trade-offs you can revisit
- Long-term journey over one-time transaction
Analytic research first
Criteria before stock. Comparables, context, and scenarios — supported by research tools — so the shortlist is justified, not a volume dump.
Findings are written so you can revisit them. Technology for the homework; trade-offs you can actually decide on.
A real estate journey, not a one-off deal
The relationship is built for the path ahead — next upgrade, next asset, next decision — not a single close and disappear.
Much of the practice grows from returning clients and referrals. Reasoning stays shared on WhatsApp; pressure selling does not.
Asset progression planning
What a path costs, unlocks, and rules out — mapped against cash, timing, and policy before capital is committed.
Hold vs sell, first vs further property, personal vs business use: scenarios first, stock second.
HDB upgrade paths
Upgrading is rarely “pick a condo.” Hold vs sell, private vs EC, cash conservation, dual purchase — each structure changes ABSD tier, LTV, and cash buffer. I map viable paths before showflats.

Concurrent sale & purchase
Selling and buying at the same time is high-stakes: two calendars, financing and duty sequencing, and the risk of a broken chain.
I have steered several dual moves end to end. The plan is written before either side is rushed.
Duty & loan sequencing
First vs further property, ABSD treatment, LTV while an existing loan is open, and when temporary housing is cheaper than stacking debt wrong.
Figures are discussed carefully and sourced; this site does not auto-compute stamp duty, ABSD, LTV, or affordability.
Visible partnership
Negotiation posture and the reasoning behind recommendations stay open. If a deal is wrong for the journey, I say so.
Regular dialogue, shared notes, and honesty over a forced completion.
Complex chapters
Cases that need a plan, not a listing dump
Concurrent sell-and-buy is one high-stakes path. Others include HDB upgrade structures, bridging housing, duty and loan order, and multi-asset progression.
- HDB upgrade paths. Hold vs sell, private vs EC, cash buffer vs dual purchase. The structure (and ABSD / LTV treatment) usually decides the ticket — not the showflat tour. Upgrade paths →
- Concurrent sale & purchase. Two completion calendars, financing and duty sequencing, chain risk if one side slips. Written plan before either side is rushed. Concurrent sale & purchase →
- Duty & loan sequencing. First vs further property, ABSD tiers, LTV while an existing loan is open, and when temporary housing is cheaper than a broken loan stack. ABSD context →
- Bridging & temporary housing. Sell HDB before private TOP, resale completion gaps, or EC-then-sell sequences. Cash flow and MOP rules mapped so you are not forced into a bad interim. Timing in upgrade paths →
- Progression & multi-asset. Next home, investment hold, rightsizing, or commercial / industrial when the brief needs it. Same analytic method — different chapter. Asset progression →
Scope
What the brief may cover
The method is constant; the asset type follows your need — residential homes and upgrades, commercial or industrial space when the journey requires it, and the complex chapters above.
