Approach
MethodProperty decisions sit at the intersection of finance, timing, and life or business plans. My craft is analysis that can be shown: criteria, scenarios, and shortlists with reasons — so trade-offs are visible before capital is committed.
I do not treat the relationship as a single invoice. The aim is a real estate journey — this move, the next progression, the referral of someone who needs the same discipline. Technology supports the research; the brief stays human and revisitable. Hard sell is not the method.
Scope follows the client's need (including commercial or industrial when the journey requires it). The differentiator is not “I cover every segment” — it is how the work is done.

Complex chapters on the journey
ExperienceSome chapters are harder than others. Concurrent sale-and-purchase is one — two completion calendars, financing and duty sequencing, chain risk if one side slips. So is HDB upgrading: hold vs sell, private vs EC, cash buffer vs dual purchase — the structure often decides the ticket long before you tour. Duty and loan order, bridging housing, and multi-asset progression belong in the same family: written plan first, stock second.
I have steered several dual moves end to end, and I treat upgrade and sequencing briefs with the same discipline — scenarios against current rules, not improvised deadlines.
